JAKARTA, presidentpost.com – PT Jababeka Morotai, a subsidiary of PT Jababeka Tbk, has officially launched its first condotel product located in the Morotai Special Economic Zone under the name of D’Aloha Loft Studio Apartment.
D’Aloha Loft Studio Apartment consists of 120 units but now there are only 80 units left for flat studio measuring 17.5 m2. The flat studio comes in fully-furnished and will be managed as a hotel room by the management of D’Aloha Resort Jababeka Morotai under the profit sharing concept of 50:50.
D’Aloha Loft Studio Apartment is offered at the prices starting from Rp110 million to Rp180 million. The interesting thing is that this condotel provides 80 years of HGB (freehold title) for foreign investors with KITAS Morotai minimal 5 years.
The limited marketing Strata Title Certified Condotel has a return of investment (ROI) for 6 years with a down payment (DP) 0%. The buyers can pay in installments at Rp2,500,000/month for 72 months. The price includes VAT (value added tax) as well as Free Maintenance Fee and Service Charge.
The owners of D’Aloha Loft Studio Apartment units will get free stay for 21 days or equivalent to a voucher valued at Rp8.000.000 in 1 year for 5 years.
If the owners of the loft studio units bring in a guest to stay at the D’Aloha Loft Studio, then every night spent by the guest will generate 1 point of membership for the owners. The membership points can be redeemed for Rp50,000-vouchers and use them to stay at the D’Aloha Loft Studio. The vouchers can be accumulated before use and are valid for 1 year from the date the vouchers are issued.
Meanwhile, the cost of minor renovation/repair of the apartment units during the operations and beyond will be done by the hotel management using the funds generated from the hotel’s operating net income (set aside 10%/year).
D’Aloha Loft Studio is equipped with several excellent facilities such as Restaurant, Cafe, Shopping Center, Function Hall for Meeting and Events, Gym, Jogging Track and 24 Hour Security.
D’Aloha Loft Studio is located in the Special Economic Zone (KEK) of Morotai with a travel time only 20 minutes from the Pitu Morotai International Airport which is planned to be fully operational in early 2019. (TPP)
